Residential Conversion & Part New Build

Project Overview
Located on Chatham High Street, this project involves the conversion of an existing office building into a modern residential development comprising 14 high-quality apartments. The redevelopment focuses on delivering efficient, comfortable living spaces that meet contemporary design and sustainability standards while retaining the integrity of the original structure.

Our Role
TBK Projects was appointed to deliver the full Mechanical, Electrical, and Public Health (MEP) design up to RIBA Stage 4. Working closely with the wider design team, we developed a fully coordinated engineering solution to meet all regulatory, performance, and client requirements.

Key Services Provided

• Mechanical Design: Energy-efficient heating, ventilation, and water systems designed for resident comfort and long-term maintainability.

• Electrical Design: Power distribution, lighting, and life-safety systems tailored for multi-residential use.

• Public Health Design: Efficient hot and cold water distribution, above- and below-ground drainage, and water conservation measures.

• Overheating Assessment: Full compliance analysis and reporting in line with Approved Document Part O, supporting a comfortable indoor environment year-round.

• 3D BIM Coordination: All services were modelled in 3D to ensure complete coordination and zero clashes, enabling a smooth transition into construction.

Outcome
Through a detailed and collaborative approach, TBK Projects delivered a fully integrated MEP design that supports the project’s architectural vision, ensures compliance with Building Regulations, and enhances the overall sustainability and performance of the development.
