Project Overview
Woodside Grange is a new-build residential development comprising 18 high-quality apartments in North London (N12). The project delivers modern, energy-efficient homes that meet all current Building Regulation standards while providing residents with comfortable and well-designed living spaces.

Our Role
TBK Projects was appointed midway through the design phase to take over the Mechanical, Electrical, and Public Health (MEP) design. At the time of appointment, many service elements had not been fully developed or coordinated, resulting in significant design and compliance risks. TBK Projects redesigned and restructured the MEP systems, resolving existing issues, achieving full compliance, and improving the overall efficiency and constructability of the scheme.

Our coordinated approach ensured that every building service was correctly integrated within the architectural and structural design, providing a clear, build-ready solution for the construction team.

Key Services Provided

• Mechanical Design: Complete heating, ventilation, and domestic water systems developed to achieve maximum energy efficiency and long-term reliability.

• Electrical Design: Power distribution, lighting, and life-safety systems fully designed and coordinated to comply with all statutory and client requirements.

• Public Health Design: Hot and cold-water services and drainage systems engineered for performance, maintainability, and compliance.

• 3D BIM Coordination: All MEP systems modelled in 3D to achieve complete coordination and zero clashes, ensuring seamless on-site installation.

Outcome
Through detailed technical review and decisive redesign, TBK Projects delivered a compliant, coordinated, and construction-ready MEP design that strengthened project delivery and significantly improved the quality and performance of the Woodside Grange development.
